Single Torsion Spring Replacement on a 2007 Clopay
The door sat cockeyed in the frame, one cable slack, one spring snapped clean through. A door is 200 pounds riding on two springs. Respect it. We pulled the old spring, counted the wire gauge and inner diameter, and matched it to a new pair rated for the door’s weight and cycle count. Both springs replaced together so the second one doesn’t fail six weeks later. Door’s balanced again, opens with two fingers.
Panel Replacement After a Reversing Incident in Studio City
The bottom panel was accordioned. The homeowner had backed in with the liftgate up, and the door caught the full force of it. We measured the section, ordered a matching panel for the Amarr door, and squared the track while we were in there. New panel, same paint line, no full-door replacement. You’d have to look twice to know anything happened.
Full Door Replacement: 18-Year-Old Wayne Dalton to Insulated Clopay
The old Wayne Dalton was original to the house, and the rollers had worn grooves into the tracks. Every opening sounded like a drawer full of silverware. We pulled everything, including the rusted track, and set a new insulated Clopay with nylon rollers and a fresh seal along the bottom. The garage stays about fifteen degrees cooler now. The owner stood in the driveway for a solid minute just opening and closing it.
Opener Diagnosis That Wasn’t the Opener
A Chamberlain opener that sounded like it was dragging a cinder block. The homeowner assumed the motor was dying. If the opener is straining, the problem is almost never the opener. We checked the springs and found they’d lost tension over a decade of cycles. Rebalanced the door, adjusted the opener force settings, and swapped the worn gear. Motor’s quiet now. Saved him eight hundred dollars.
Emergency Cable Snap in Valley Glen at 9 PM
A frayed cable finally let go while the door was halfway up. The door jammed against the track, and the homeowner’s car was trapped inside. We got the call at nine at night and Otto answered. He talked through safely disengaging the opener, then we had the cable replaced and the door back on its rollers before ten thirty. That’s the whole reason we keep the phone on.
Weather Seal and Threshold Refresh for a Leaking Garage
Every rain, the garage floor would puddle along the back wall. The bottom seal had compressed into a hard, shiny strip that wasn’t sealing anything. We pulled the old retainer, installed a new aluminum channel and a thick rubber seal, then added a threshold strip where the concrete had settled. First real rain after that, the floor stayed dry. The boxes stacked against the wall finally stopped wicking water.
